They say all that glitters is not gold, and the same is true for your home. While a house may appear outwardly stunning, when upgrading your home it’s imperative to pay attention not only to surface details, but also to less obvious upgrades that will be an investment down the road.


1 - Furnace/HVAC Replacement. This usually isn’t the top of anyone’s mind until something goes awry. Although expensive, replacing a forced-air unit is a great investment if you’re planning on staying in your home long term - especially if you’re interested in saving on your energy bill.


2 - Adding Attic Insulation. If your attic isn’t properly insulated then approximately 30% of your home’s warm air is escaping, which is definitely not ideal in a city with a climate like Edmonton. Insulating is an easy DIY project and materials are inexpensive. 


3 - Update Plumbing. A home inspector takes plumbing into heavy consideration when deciding the value of a home. Although this used to be an ordeal to replace, modern plastic tubing makes this upgrade way easier - think less mess and way less holes in your walls. 


4 - Make Plans To Finish The Basement. This is especially important if a home is already lacking space. Finishing a basement instantly adds extra square footage and makes it more desirable to potential sellers down the road. Even if it’s not high on the to-do list, get a permit pulled and make plans to ensure all the codes are followed.


5 - Replace Windows. Although pricey, the cost of replacing windows is always worth the money you will spend. New windows can reduce drafts and offer potential energy savings on your monthly bill - and you can even customize your windows to double down on their energy efficiency with specific window treatments.
